The Groundskeeper/Key Holder is responsible for the cleanliness of the community grounds. Responsibilities will include the biweekly upkeep of the property, buildings, and grounds, including cleaning and removing trash to ensure overall excellent curb appeal. The Groundskeeper/Key Holder ensures the adherence to the pool rules by all residents and their guests who visit the pool to ensure a safe and enjoyable experience for all. The Groundskeeper/Key Holder keeps common areas in a clean, orderly, and safe condition. Assists Manager in opening doors for residents and participates in rotation of emergency pager as applicable. Serves as back-up, on-call Maintenance Technician.
Clean the common, amenity, and ground areas on a biweekly basis. Keep breezeways, sidewalks, and grounds clear of clutter and debris.*
Responsible for biweekly upkeep of the property buildings and grounds which includes cleaning and removal of trash.*
Water and upkeep community landscaping as needed/directed.*
Pressure wash curbs, entrances, sidewalks, breezeways, and other surfaces.*
Adhere to OSHA (Occupational Safety and Health Act) standards and company safety policies at all times.*
In the event of snow/ice, spread salt on public passageways to prevent ice buildup (as needed), rake, sweep, and shovel.*
Patrol the grounds collecting and disposing garbage.
Clean and maintain bathrooms, community room, and office, once per week.
Monitor to ensure swimmer capacity does not exceed maximum swimmers at all times.
Maintain resident sign-in logs for the pool to include the time resident enters and exits to allow for equitable usage amongst residents.
Ensure all residents using the pool will follow all rules and regulations.
Communicate with the Maintenance Supervisor to maintain adequate pool chemicals are leveled at all times.
Communicate and enlist assistance with regard to any issues that may arise during pool hours with the Community Manager.
Pick up and empty trash and clean dumpster areas.*
Maintain clean common areas by vacuuming, mopping, dusting, and/or sweeping. Common areas include, but are not limited to: community room(s), kitchen, bathrooms, offices, entry areas, and laundry room.*
Notify Community Manager of lease agreement violations by completing written incident reports and maintain a log book of events occurring during the shift.*
Lock and unlock designated common areas and assist residents as needed.*
Provide coverage for manager as requested; take and relay messages and complaints.*
Notify Community Manager concerning need for repairs.
Prepare and complete maintenance requests, work orders, and update Property Maintenance Log daily.*
Notify the Community Manager of safety-related issues and lease agreement violations.*
Respond promptly to after-hours calls and complete necessary repairs or notify Maintenance Supervisor of repairs needed.*
Notify Manager of any emergencies and call 911 if needed.*
Ensure a professional appearance and manner for oneself and all personnel at all times.*
Perform other duties as assigned.

EDUCATION and/or EXPERIENCE
High school diploma or general education degree (GED) and a minimum of 3 months of related experience.
