Location: Corporate Office, located in Tigard, OR. Travel to properties as needed.

Essential Functions and Responsibilities

Summary: 

The Lease-Up Sales Coordinator is responsible for driving occupancy and revenue by effectively marketing available units, qualifying prospects, and converting leads into executed leases. The role balances customer service, sales acumen, regulatory compliance, and operational accuracy.

NECESSARY SKILLS

  • Customer Engagement & Relationship Building
    Demonstrates the ability to quickly establish trust and rapport with prospective residents through professional, responsive communication via phone, email, and in-person interactions.
  • Sales & Leasing Effectiveness
    Applies persuasive communication and follow-up strategies to guide prospects through the leasing process, resulting in completed applications and secured deposits that meet company and regulatory requirements.
  • Affordable Housing Program Knowledge
    Understands and accurately applies LIHTC and/or HUD program requirements, including eligibility screening, waitlist management, and documentation standards. (May be trained within the first 3 months of employment)
  • Fair Housing & Regulatory Compliance
    Consistently operates within Fair Housing laws and company policies, ensuring equitable treatment of all applicants and accurate execution of compliance-driven processes.
  • Process Coordination & Lease-Up Support
    Effectively coordinates early lease-up activities, schedules appointments, and supports cross-functional teams to ensure smooth progression from inquiry to move-in.
  • Communication & Follow-Through
    Manages high-volume inbound and outbound communications across multiple channels, ensuring timely responses, clear documentation, and appropriate follow-up.
  • Organization & Attention to Detail
    Maintains accurate data entry, records, reports, and tracking systems to support leasing operations, audits, and program compliance.
  • Time Management & Accountability
    Prioritizes tasks, meets established deadlines, and proactively communicates challenges or delays to supervisors.
  • Market Awareness & Business Acumen
    Monitors local market conditions and competitor activity to inform leasing strategies and support occupancy goals.
  • Outreach & Community Engagement
    Supports and participates in outreach activities and prospect meetings across assigned geographic areas to build applicant pipelines and community presence.
  • Adaptability & Team Support
    Demonstrates flexibility in managing competing priorities, supports team objectives, and willingly performs additional duties as needed.

Qualifications and Physical Demands

Education and/or Education

High School diploma or general education degree (GED) and experience with Microsoft Suite required. Experience in Affordable Housing and Leasing operations considered a highly desirable qualification.

 

Certificates, Licenses, and Registrations
Valid Driver’s License and insurance is required. No industry specific certificates, licenses, or registrations required at the time of hire, however, must employee must complete LIHTC/HUD training courses within 3-months of hire date with a passing score.

 

Travel Requirements

Travel for projects when needed. May be up to 30% of the time, however this position’s home base would be the Corporate office. Must have reliable transportation.

 

Language Skills
Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals. Ability to write routine reports and correspondence. Ability to speak effectively before groups of customers or employees of organization.

 

Mathematical Skills 
Ability to add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions, and decimals. Ability to compute rate, ratio, and percent and to draw and interpret bar graphs.


Reasoning Ability

Ability to apply commonsense understanding to carry out instructions furnished in written, oral, or diagram form. Ability to deal with problems involving several concrete variables in standardized situations.

 

Other Qualifications

Ability to operate all office equipment such as telephones, computers, 10 key, photocopier, and fax machine etc. Microsoft Suite experience is required; Word, Excel, Outlook and other efficiency tools.  Must have strong attention to details. Must have ability to interact with a wide range of people, have excellent customer service, and "can do" attitude. Ability to remain organized, multi-task, and work well under pressure. Professional and polished image. Ability to work with multiple teams and varying skill sets.
